Paste the listing. Read what it actually says.

Turnkey. Motivated seller. Huge growth potential. Business-for-sale listings are written in a dialect designed to make phones ring, and once you can read it, the phrases themselves tell you things. Paste any listing below, or tap a phrase, and get the plain-English meaning plus the one thing to check behind it.

The translator

From listing-speak to plain English

Listing TranslatorRuns on your device

Plain-meaning education, not valuation or legal advice, and nothing here is about any specific business. The translator runs entirely on your device: text you paste is never sent anywhere.

How to use it

The dialect is information, once you can hear it

Most listing language is neither lie nor fact. It is wardrobe. A business dressed as turnkey may genuinely run beautifully, and the only way to know is to look at what the phrase is covering: the hours the owner really works, the repairs that really recur, the earnings that really survive a rebuild. That is why every translation above ends with a check. The phrase tells you where to look. The documents tell you what is there.

When a listing starts feeling real, two free things raise your game immediately: the deal-read checklist (PDF) for your first hour with it, and the plain-English guide to SDE, the number every listing quotes and most buyers misread. And if you want a translator with a pulse, bring the listing to the free call and we will read it together.

Is this valuation or legal advice?
No. It is plain-meaning education about how listings are written, so the language stops intimidating you. It says nothing about any specific business, and when a real deal gets serious, the numbers deserve professional eyes: the tax returns, the lease, and the addback schedule, not the adjectives.
Why do listings talk like this?
A listing is an advertisement. Its job is to make qualified buyers pick up the phone, so it dresses the business for the photo. That is not dishonest by default, and most brokers are straight shooters. The working rule is simple: assume goodwill, verify everything. The phrases themselves even carry information once you know how to read them.
What if a phrase I found is not in here?
Send it over: hello@clariqadvisory.com, or bring the whole listing to the free call and we will read it together, line by line. The dictionary on this page grows from exactly those questions, so the phrase that stumped you will probably help the next person too.
Past the adjectives

Found a listing you keep rereading?

Thirty minutes, free, in plain English. Bring the listing. We will translate the whole thing together, tell you which claims to verify first, and whether it deserves your next weekend.
